PARKLANDS AT SHERWOOD

Thursday, July 12, 2007

Coldwell Banker Australasian Property Alliance (CBAPA), in conjunction with the Pradella Group, have commenced marketing an exciting new project at Sherwood, only 8kms from the CBD.  Parklands at Sherwood, when complete, will be a very unique residential precinct with quality finishes, 85% parkland and great amenity.

Comprising 239 lots consisting of apartments, town homes and detached houses, stage 1 is due for completion toward the end of 2008, with stage 2 completion set for mid 2009.  Stages 3 and 4 will be completed at a date after this.

Parklands at Sherwood set amongst 8.5 hectares will reshape the residential lifestyle of this inner south west suburb.   So close to schools, public transport, the University of Queensland and Indooroopilly Shopping Town, it will surely impress.

Research form BIS Shrapnel presents a very bright future for the Sherwood area with great capital growth forecast over the coming years.  This strong growth is a consequence of housing supply restraints creating strong demand, more attractive affordability compared to other eastern state capitals, low vacancy rates and solid rental growth.  BIS Shrapnel forecasts prices to rise 16% over the next three yeas prior to June 2010. This research and a combination of other factors has resulted in demand for the development to 'hit the ground running'.  Rob Hunt, Executive Director for CBAPA, indicated that inquiry level for the project has been very intense with numerous expressions of interest already received after the first day.

Architects Bligh Voller Nield have left no stone unturned in ensuring that all purchasers will thoroughly enjoy the benfits of buying into a project of this magnitude.  With heated swimming pool, gymnasium, media facility and walking tracks, there is ample activities for all ages to become involved in, day or night.  Imaging buying your fresh fruit and veg at the Rocklea Markets, relaxing with retail therapy at one of the country's largest shopping centres or just enjoying a cycle or walk along the tracks.

Expressions of Interest are now being taken by contacting 1300 659 741 or by emailing your particulars to apa@cbq.com.au
